The CliffHouse is a 12,000-square-foot luxury villa in Peter Bay, St. John, featuring four bedrooms, stunning ocean views, a saltwater pool, Jacuzzi, and a full gym. Located on 3 private acres next to the National Park, it offers beach access, strong WiFi, and optional chef and housekeeping services just minutes from Cruz Bay.
From nearly every window and door you’ll enjoy incredible views of Jost Van Dyke, Tortola, and the beaches of Cinnamon and Peter Bay – and in the mornings, you have a front-row seat to sunrise.

Pool and Jacuzzi
Enjoy sweeping BVI and USVI views from the comfort of a Bullfrog Jacuzzi. Turn on the massage jets for peaceful body and mind, or refresh in the salt-water pool.
Enhanced Indoor/Outdoor Living
The villa’s pod-style layout creates a seamless blend of indoor/outdoor living. There is A/C in every pod, JBL portable speakers, and strong WiFi across the property (including the pool deck). The beautiful lanai between the master and living room pods offers shade all day long.
Suites Designed for Privacy and Comfort
The villa has four bedrooms (three king suites and one room with two queen beds). Each bedroom has a large en suite bathroom, and there is an extra half bathroom off the kitchen. Two of the king bedrooms have outdoor sitting areas to take in the views from your private suite.
Fully Equipped Home Gym
This decked-out home gym includes an elliptical, treadmill, multi-station gym machine, adjustable gym bench, dumbbells, barbell and plates, yoga mats, resistance bands, ankle weights, jump rope, medicine balls, balance ball, Perfect Push-Ups, and an ab roller. CliffHouse virtual personal trainers can put together a workout routine based on the villa’s equipment to support your fitness goals while on vacation.
Steps to Peter Bay Beach
The villa is just a five-minute walk to the sandy shores of Peter Bay, known for its beautiful setting and excellent snorkeling. Beach chairs, a cornhole set, and an assortment of board games are available for guests to enjoy.
